PROGRAMMING & DESIGN STRATEGY

All projects start with a little detective work so we can begin the design work with thoughtful and clear direction. We gather information about your goals, spacial allowances, budget, desired level of quality for the design and schedule. We conduct internal company interviews as needed and analyze the existing space conditions to gather this information. From here, we analyze and organize this information and create a design program that captures all important objectives and goals for the project.

CONCEPTUAL DESIGN

Our creative process begins with a story and concept. It is a blended story of your brand, the context of the building & site and the culture of the neighborhood around it. Getting the story right sets the foundation for creating a unique show stopping project and will guide all future project decisions. We capture this story through conceptual inspiration imagery and preliminary interior architectural finishes.

SCHEMATIC DESIGN & PRELIMINARY PRICING

We establish the locations of all new and existing walls, spaces and key design elements, such as locations for millwork, furniture layouts and focal architectural finishes. The result? A project with killer flow and major design oumpf. All this is presented through the use of floor plans, elevations, hand sketches, concept imagery and preliminary interior architectural and furnishing finish selections with budgetary pricing.

DESIGN DEVELOPMENT

We dig a little deeper into the design details here. We work through all details - from ceiling heights, millwork details, finish transitions, lighting fixtures and outlets locations as well as furniture types and locations. We present final floor plans, key elevations and color rendered perspectives that wow.

FINISH SELECTION & SPECIFICATION

We select finishes that are not only stunning but will also be appropriate for the end use and durable. We provide detailed specification instructions for the contractor as part of our standard Construction Documentation package.

FURNITURE, LIGHTING & DECOR (FF&E) SELECTION, SPECIFICATION, CUSTOM DESIGN & PROCUREMENT

We strong arm all things furniture & fixtures, equipment and decor. We prepare furniture selections - whether it be from new, vintage and custom designed sources and then work through all details to ensure nothing is left unconsidered. We have experience working with custom domestic and overseas sources to create custom or semi custom hospitality commercial grade furniture that will be both durable and jaw dropping. We purchase, coordinate, oversee all deliveries and installations for all FF&E and decor and provide styling services.

CONSTRUCTION DOCUMENTATION

We prepare design intent drawings that are build-able and heavily detailed because creating real solutions that improve a client’s experience is at the heart of our practice. A beautiful design is only great if it can be realistically executed. We meet with the contractor to ensure that they understand the design and objectives, our design intent drawings include: final dimensioned floor plans, reflected ceiling plans with finishes & lighting types & locations noted, finish plans showing wall and floor finishes, final elevations with finish tags and dimensions, custom millwork detail drawings, interior finish transitions & details and finish specifications.

CONSTRUCTION ADMINISTRATION

We have set the stage for a thrilling interior design, but construction needs to be quality and highly crafted in order to ring true to our original design. We make sure that the design is everything that you dreamed by attending regular contractor meetings and site visits. We review all shop drawings and submittals, provide additional detail drawings and design sketches for clarification, answer requests for information and coordinate all furniture & decor deliveries & installation.
